The New Proposal
The new scheme seeks the delivery of 71 high quality homes, along with a 10% provision of affordable housing. The proposal also includes associated access, landscaping, secure and accessible localised public open space, and improvements to footpath links and cycleways. A mixture of house types is proposed, including a range of two, three and four-bed homes and bungalows in a new layout which meets design and accessibility best practice.
Landscaping and secure accessible open space will form an integral part of the proposed development. This will include the integration of the existing Coast to Coast (C2C) pedestrian/cycle route and inclusion of trim trail play areas. The existing informal route which follows the boundary of the proposed development will also be enhanced, providing an alternative route to the C2C, which will allow views across the Derwent Valley.
The proposed site access will be located off an existing spur on Abbotts Way, which connects to Monarch Road and Genesis Way. This access route provides wider connections to the A691, A692 and to Newcastle, Gateshead and Durham.

New aspects of the development include the following:

Outward facing development to the north, providing continuity of green open space

Ecological mitigation land included within the site boundary

Upgrades to footpaths to improve pedestrian and cyclist connectivity

Rearranged development to the west, providing active frontage and natural surveillance

Relocation of SUDS basin, offset from properties at Duchy Close

Installation of new lighting in Fawcett Park, enhancing this existing space

Reconfigured central open space, allowing for open views through the site
